How to choose the right project first.

01Start with how you'll use it
A weeknight coffee spot, a party space for forty, a place the kids can run, each points at a different surface, a different scale, and a different first move. Use drives layout.
02Work outward from the house
The patio or deck that connects to your back door sets the elevation, sun exposure, and traffic pattern for everything beyond it. Get that anchor right and every future phase has something to line up to.
03Sequence the hard stuff early
Grading, drainage, and structural footings are cheap to plan and expensive to retrofit. If a kitchen, fireplace, or pergola is in your two-year vision, the utilities for it should go in during the first phase.
04Design the whole property once
A master plan lets you commit to a phase this year without boxing out the next one. It also gives you a real budget for the full vision, not a guess project by project.
